Hermit's Wood is home to the Hermitage, a cave believed to be carved out in the early 1100's being the home to a former baker from Derby whose religious experience led him to the area where he also created a nearby chapel, now Dale Abbey Church.
There is a footpath to the side of Dale Abbey Church and adjoining the property.
We understand there is a right of way on foot from Woodpecker Hill across adjoining grassland and also by vehicles and on foot for purposes of management of the woodland and the cutting down and carting away of timber and carrying out fencing, making good any damage or paying compensation.
From the A6096 turn off onto Arbour Hill, the exit for Dale Abbey. When into the village take a right, and follow until you reach the junction with Tattle Hill and park in this area of the village - please do not drive to Dale Abbey Church.
The wood can also be accessed along the public footpath from Woodpecker Hill to the east where there is a lay-by to park.
Tenure and Method of Sale
The Property is being sold freehold with vacant possession.
The Buyer to maintain public access to the Hermitage along existing footpaths/bridleways on the Property.
Sporting, Timber and Mineral Rights
All sporting, timber and mineral rights owned by the vendor are included in the sale.
We are not aware of any mains water, gas or electricity serving the Property.
The land is within the Green Belt and Dale Abbey Conservation Area.
The Hermitage is a Scheduled Ancient Monument. All enquiries should be made with Erewash Borough Council.
Rights of Way, Wayleaves & Easements
There are two public footpaths (one of which is a bridleway) which cross the western side of the Property close to both the north and south boundaries. There are further paths leading to the Hermitage which are not public footpaths.
We understand rights are reserved on foot for the owners of the Property adjoining the northern and western boundaries for the gathering of fallen and dead wood for domestic purposes only, subject to payment of a fair proportion according to the use of the expense of maintaining the path and making good all damage.
